What the work can include
Work covers condition assessment, servicing, diagnosis, repair and replacement of the agreed pumps, motors and associated components. The instruction identifies controls, couplings, seals, bearings and service connections where relevant. Findings explain the equipment condition and any wider issue affecting its operation.
The instruction identifies the service boundaries and the information expected at completion. Any additional finding receives a clear next action, so a completed visit does not hide work still required elsewhere in the system.
Important technical decisions
Pump selection needs the required flow and pressure duty, fluid characteristics and system arrangement. Motor selection also needs compatible electrical supply, drive and load requirements. Matching external dimensions or nominal power alone is not enough to establish a suitable replacement.
A rotating pump does not prove useful circulation. Restrictions, air, unsuitable operating conditions or control commands can affect delivery. Where alignment, vibration or performance measurements form part of the scope, record the method and operating conditions so results support a repair decision.
Assessment and preparation
Send the equipment label, property location and symptoms, including whether other rooms or units are affected. Establish responsibility for shared plant and electrical supplies. Arrange access and identify the owner who can authorise a repair and associated reinstatement.
Photographs from normal accessible positions help explain the equipment and working space. Do not remove covers to obtain them. Tell us about tenant availability, protected finishes and the route through the building before arranging the visit.
How the work proceeds
We review the equipment and investigate relevant mechanical, electrical and system conditions. Findings support a repair or replacement scope. Work is coordinated with isolations and connections, followed by relevant operating checks and a record of settings, equipment details and remaining limitations.
The property instruction identifies the affected rooms, any shared-service permissions and the person approving additional work. At handover, the owner receives the practical operating information and a record to pass to the next occupier or maintenance contractor.
Cost, timing and disruption
Duty, equipment size, parts, lifting access and connection modifications affect cost. Motor and drive compatibility can add design or electrical tasks. The programme should identify the service interruption and the actual capacity available from any remaining equipment.
Agree occupant notices, access, protection and making good alongside the mechanical task. Where the owner is remote, nominate a local contact and a clear approval route so a finding during the visit can receive a prompt, informed decision.
Property and sector applications
Managing agents need equipment responsibility and repair authority recorded. Residential blocks need individual premises distinguished from shared plant. Retail and hospitality need work coordinated with occupants, stock and customer areas. Our full service and project offering supports all sectors, from targeted equipment work to coordinated alterations within a property.
Local coverage
We cover Northumberland, Tyne and Wear, County Durham and Tees Valley, including Berwick-upon-Tweed, Alnwick, Morpeth, Hexham, Newcastle, Gateshead, Sunderland, Durham, Darlington, Hartlepool, Stockton-on-Tees and Middlesbrough. View all locations.
For more than one property, provide the address and equipment details for each. Shared ownership does not mean every building has the same installation or access arrangements.
Frequently asked questions
Why can the motor run without useful flow?
The pump and system need assessment for restrictions, air, control settings and other operating conditions. Rotation alone does not establish delivery.
Is a larger motor a solution to repeated trips?
Not without diagnosis. The load, supply, protection and driven equipment must be assessed before changing the motor.
Can noise identify the failed component?
It helps describe the symptom but does not prove the cause. Record when the noise occurs and arrange the appropriate investigation.
Can the same model simply be fitted again?
Confirm the duty and cause of failure first. A like-for-like replacement may be suitable, but it should not repeat a system condition that damaged the original.
