Multi-Trade Refurbishment in Seaham

Black & White Property Services completed a package of repairs and refurbishment at a managed residential property in Seaham. Arranged through a lettings company, the work combined decoration, joinery, kitchen repairs, bathroom improvements and carpet cleaning.

The challenge

Several rooms needed attention, including loose kitchen tiles, missing skirting, doors requiring adjustment and areas needing redecoration. The bathroom also needed a replacement basin, new flooring and repairs around the bath.

Existing kitchen handles needed attention, but suitable replacements were difficult to source.

Work completed

The team lifted and relaid four loose kitchen tiles, fitted missing skirting and floor trims, and adjusted doors in the dining room, reception room, bedroom and bathroom.

Decoration included the reception room, a previously damp-proofed dining-room area and bedroom walls, ceilings and woodwork as specified. Water-marked areas were stain sealed before repainting. Carpets were cleaned throughout.

Bathroom work included a new basin using the existing taps, a replacement toilet seat, resealing, cladding over areas of cracked tiling and a new cushioned vinyl floor. A bedroom radiator thermostatic valve was also replaced.

The kitchen handles were restored with rust cleaner. Reusing them avoided drilling new fixing holes into the cabinets for an alternative handle pattern.

Result

The refurbishment brought the room repairs, decoration and bathroom improvements together within one package. Existing kitchen handles were retained and restored.

The cause of the bedroom water marks required further investigation alongside the internal finishing work.
