case study

Planned and Reactive Maintenance at KIKO Milano, Newcastle

The first visit concerned a failed high-level 3kW unvented water heater serving a staff hand basin. During that attendance, fan-coil pipework also showed minor joint weeping and locally undersized connections. The later call concerned a loose, dripping staff-bathroom tap.

Delivery approach

For the water heater, the team replaced the failed unit and installed new isolation valves, an electrical isolator, associated pipework, wiring, safety brackets and expansion controls. The hand basin was then tested with hot-water service restored. The fan-coil observations were documented rather than obscured within the completed task.

During the later reactive visit, the water supply was isolated, worn tap components were identified and compatible reviver heads were fitted. The tap body was reseated and secured before flow and temperature control were tested.

Verified outcomes

  1. Staff washroom hot-water service restored after replacement of the failed heater.
  2. Fan-coil pipework observations recorded for planned consideration.
  3. Loose and dripping tap repaired during one attendance.
  4. Completed work functionally tested and the work areas recorded clean and safe.

The available evidence demonstrates repeat attendance over eleven months. It does not establish the full duration or contractual scope of the wider maintenance relationship, so no broader claim is made.
