Heating Circulation Restored in Newcastle
Black & White Property Services completed remedial heating work at a building in Newcastle in May 2026. Arranged through a facilities-management company, the project followed diagnosis of failed circulation pumps and associated non-return valve problems affecting heat distribution.

Overview
Two circulation pumps were replaced. The existing non-return valves were cleaned and refitted after the team established that replacement was unnecessary.
The challenge
The heating system was not circulating water correctly through the affected zones. The remedial scope covered heating to the ground floor and the second-floor north zone.
The original proposal included replacing both pumps and both associated non-return valves. The team needed to restore circulation, reconnect the equipment and bring the affected circuits back into operation.
Work completed
The affected heating circuits were isolated and drained down so that the faulty circulation pumps could be removed. Two replacement pumps were supplied and installed, with the mechanical and electrical connections reconnected.
The existing non-return valves were cleaned and refitted successfully.
The system was refilled and vented, its operating pressure reinstated and flow balanced across the affected heating zones. The agreed work also included operational testing, leak checks, disposal of the removed components and cleaning the work area.
Result
The remedial work restored heating circulation to the affected zones, with new pumps and the existing non-return valves returned to service.
Cleaning and reusing the valves avoided unnecessary component replacement.
