Black & White Property Services provides property maintenance, repair, improvement and project support for commercial clients, facilities managers, property managers, landlords and suitable domestic customers.

Core capability

Our service architecture covers:

  • planned, reactive and emergency property maintenance;
  • building fabric repairs and general trades;
  • mechanical, electrical, heating, plumbing and drainage support;
  • roofing, external works, cleaning and grounds maintenance;
  • statutory and specialist compliance support;
  • property inspection, condition and remedial work;
  • minor works, refurbishment, fit-out and reinstatement;
  • project planning, coordination and delivery; and
  • multi-site and specialist work through an approved network.

Delivery model

Work is delivered directly where the required competence, capacity, insurance and permissions are held. Specialist, regulated and geographically distributed work may be delivered by approved suppliers or subcontractors. The responsible delivery party and any material qualification are confirmed for the instruction.

Assurance

Before accepting work, we assess scope, site information, risk, competence, legal requirements, access, programme and supply-chain needs. Regulated work is assigned only to appropriately competent and authorised people. Evidence is verified for the particular service and made available where appropriate.

Coverage and availability

Direct coverage is focused on North East England, with wider support assessed for suitable specialist and multi-site requirements. Emergency and out-of-hours availability is subject to acceptance and resource availability and is not guaranteed by publication of this statement.

Qualification

This statement describes service categories the business may support. The accepted quotation or contract defines what will be delivered, by whom, under what credentials and on what service levels.

Engagement approach

Work begins with a review of customer type, property, outcome, urgency, access, hazards, occupied areas, competence and specialist input. Depending on the task, the business may provide a fixed quotation, estimate, diagnostic attendance or staged proposal. Scope, assumptions, exclusions, responsibilities, delivery model and price basis are confirmed before commitment.

The business applies proportionate risk assessment, site protection, competence checks, supplier review, change control, completion evidence and complaint handling. Work is declined, restricted or referred when outside competence, legal authority, insurance, safe access, resources or the agreed model. Emergency measures may be temporary and do not promise permanent correction. Credentials, limits, response times and warranties are stated only where current evidence or an accepted quotation supports them.
