Mechanical Commissioning

New installations, replacements, control changes and altered building use can require commissioning or recommissioning. The task begins with the intended operating result. A pump running or a valve moving is an observation; it does not alone demonstrate that the connected system meets its design requirement.

Tell us what needs doing

What the work can include

The scope defines readiness checks, relevant measurements, control sequences, adjustment and operating tests. It identifies the equipment and connected systems included, the conditions needed for testing and the evidence expected. Records distinguish completed tests, failed results and items deferred because the installation was not ready.

The instruction identifies the service boundaries and the information expected at completion. Any additional finding receives a clear next action, so a completed visit does not hide work still required elsewhere in the system.

Important technical decisions

Commissioning needs a performance basis: design information, duties, setpoints and agreed acceptance criteria. Missing design information should become a defined task rather than an assumption made at the last visit. Equipment commissioning and demonstrating performance throughout the served building are related but different boundaries.

System readiness matters. Incomplete controls, inaccessible valves, dirty circuits or unavailable heat sources can prevent meaningful results. Sequence checks with the installation programme so measurements describe the intended operating arrangement rather than a temporary construction condition.

Assessment and preparation

Provide the property scope, equipment information and the result promised by the installation proposal. Identify who can access shared services and approve testing in occupied areas. Agree when the owner or occupier will receive the operating demonstration and documents.

Photographs from normal accessible positions help explain the equipment and working space. Do not remove covers to obtain them. Tell us about tenant availability, protected finishes and the route through the building before arranging the visit.

How the work proceeds

We agree the test scope and readiness requirements, review the installed arrangement and complete the relevant checks and measurements. Deviations receive clear actions. Handover connects results to equipment references and records final settings, remaining limitations and any repeat testing required.

The property instruction identifies the affected rooms, any shared-service permissions and the person approving additional work. At handover, the owner receives the practical operating information and a record to pass to the next occupier or maintenance contractor.

Cost, timing and disruption

System complexity, measurement points, controls integration, attendance by other trades and witness requirements affect cost. Repeat visits caused by incomplete work need a clear basis. Programme commissioning before practical handover, allowing time to resolve findings rather than treating testing as a final signature.

Agree occupant notices, access, protection and making good alongside the mechanical task. Where the owner is remote, nominate a local contact and a clear approval route so a finding during the visit can receive a prompt, informed decision.

Property and sector applications

Managing agents need equipment responsibility and repair authority recorded. Residential blocks need individual premises distinguished from shared plant. Retail and hospitality need work coordinated with occupants, stock and customer areas. Our full service and project offering supports all sectors, from targeted equipment work to coordinated alterations within a property.

Local coverage

We cover Northumberland, Tyne and Wear, County Durham and Tees Valley, including Berwick-upon-Tweed, Alnwick, Morpeth, Hexham, Newcastle, Gateshead, Sunderland, Durham, Darlington, Hartlepool, Stockton-on-Tees and Middlesbrough. View all locations.

For more than one property, provide the address and equipment details for each. Shared ownership does not mean every building has the same installation or access arrangements.

Frequently asked questions

Is commissioning the same as installation testing?

Not always. Installation checks establish particular aspects of the work; commissioning also considers operation against the agreed performance brief.

Can a system be commissioned without design figures?

The required duty and acceptance basis need establishing first. Otherwise measurements cannot show whether the intended result has been achieved.

Does one passing test settle every operating condition?

No. The records identify the modes and conditions tested. Seasonal or other deferred checks should remain explicit where they form part of the scope.

What should the property owner receive?

Keep the relevant test results, settings, equipment references, operating instructions and unresolved actions. The records should explain what was demonstrated and under which conditions.
