Ductwork

A refurbishment, moved fan or new room can require a duct route to change. Damaged sections, disconnected joints and inaccessible runs also need attention. Explain the intended result and any symptoms such as noise, weak extraction or air appearing in the wrong place.

Tell us what needs doing

Do not assume the visible grille is the whole installation. The route behind walls or ceilings, its connection to the fan and the external discharge all affect the result. Tracing those connections is particularly useful where a landlord inherits an altered property without drawings or a reliable record of previous work.

What the work can include

The instruction covers assessing routes, installing or replacing duct sections, fittings, supports and terminals, and providing the access needed for maintenance. It also identifies insulation, openings and making good where relevant. The scope distinguishes new work from existing sections retained in place.

Property owners receive an explanation of the completed route and any remaining restriction or separate repair. Where the work changes airflow, the relevant checks or balancing need to be included. Installing the physical duct and establishing that the connected arrangement performs its intended function are connected parts of a properly defined job.

Decisions before the route is agreed

The shortest route is not always the most suitable. Space, bends, noise, weather exposure and the position of other services affect the design. A concealed route must still allow access to the components that need attention later. Agree those access points before ceilings or decorative finishes are reinstated.

Different systems need different specifications. Kitchen extract, general ventilation and process extraction cannot be assumed to use the same ductwork detail. Openings through fire-resisting construction and related protection need the appropriate design. The proposal should identify those interfaces rather than leave them as an unspecified task for the person making good.

Assessment and preparation

Provide the address, plans or sketches, photographs and details of the connected fan or equipment. Explain the room use and planned alterations. If the problem concerns performance, describe when it occurs and which outlets are affected rather than requesting a larger duct without an assessment.

Identify who can approve work in shared areas or on external walls. Include tenant access, working hours and finishes that need protection. Relevant building surveys and asbestos information must be available before affected materials are disturbed. Ceiling access and removal of stored items should be arranged around the actual route, including areas outside the room where the complaint began.

How the work proceeds

We establish the purpose and survey the route, then define materials, dimensions, connections and associated property work. The proposed arrangement is coordinated with other services and any specialist requirements. Work is sequenced so concealed sections can receive the relevant checks before they are covered.

At completion, the agreed testing or commissioning confirms the scope undertaken. The handover identifies changes, access points and any retained sections needing further attention. Making good and removal of redundant material are closed out against the instruction. This gives the owner a usable record for later repairs rather than only a photograph of the finished grille.

Cost, timing and disruption

Length, dimensions, material, fittings and access affect cost. A route through finished ceilings or shared risers needs more coordination than an exposed run in an accessible area. External work, insulation and specialist protection create additional tasks that should appear in the quotation.

Agree the period without the affected ventilation, occupant notices and dust protection. If other refurbishment work is taking place, coordinate the order of trades so new ductwork is not obstructed by later finishes. Compare proposals by their treatment of supports, access, checks and reinstatement as well as the installed route. An incomplete scope often moves cost into follow-on work.

Property and sector applications

Managing agents need routes crossing shared areas and ownership boundaries recorded. Residential blocks need individual alterations coordinated with communal systems. Retail premises need access arranged around stock, displays and customer areas.

Hospitality requires the intended air system and its specific cleaning needs understood. Homeowners and smaller premises can enquire about local alterations as well as wider projects. The complete service and project offering supports all sectors, with the specification following the actual property and use.

Local coverage

We cover Northumberland, Tyne and Wear, County Durham and Tees Valley, including Berwick-upon-Tweed, Alnwick, Morpeth, Hexham, Newcastle, Gateshead, Sunderland, Durham, Darlington, Hartlepool, Stockton-on-Tees, Middlesbrough and Redcar.

For remotely managed properties, name the person arranging access and the owner approving changes. Several addresses need separate route and occupancy information. View all locations.

Frequently asked questions

Can ductwork be hidden above a ceiling?

The route needs sufficient space, suitable supports and access to components requiring maintenance. Agree the arrangement before closing the ceiling rather than concealing an installation that cannot be serviced.

Can the existing duct be extended?

Check its condition, purpose and the effect of the extension on the fan and airflow. A physically matching connection does not establish that the revised system will work properly.

Is making good included?

Include the required ceiling, wall and decorative reinstatement in the instruction. State the finish expected so the quotation covers the whole property job.

Should existing ducts be cleaned during alterations?

Assess their condition and the intended use of the revised system. Define cleaning separately where needed, including access and records, rather than assuming installation work covers the entire existing network.
