HVAC and Refrigeration

Cold Rooms

A new storage requirement, changed product volume, poor temperature recovery or damaged doors and panels can prompt work. Ice build-up, repeated alarms and water around the room also need a defined investigation.

Tell us what needs doing

Record when the problem occurs and how the room is used. A temperature change after deliveries raises different questions from a persistent loss of cooling with the door closed. The observed symptom should guide the assessment without being treated as a confirmed diagnosis.

What the work can include

The scope can include assessing the enclosure and refrigeration, reviewing the storage duty, repairing doors or panels, addressing equipment faults, and planning a new room or replacement system. Electrical supplies, drainage and associated building work are included explicitly where required.

Outputs identify the agreed storage conditions, equipment and enclosure work, relevant test results and operating information. A commissioning record must state the conditions assessed; it should not imply every future loading pattern has been proved.

Important decisions

Storage or rapid cooling. Holding already chilled products differs from cooling a large incoming load. Identify the product temperature and turnover before selecting equipment.

Enclosure or refrigeration fault. Door seals, panel condition, airflow and operation can affect performance alongside the refrigeration system. The repair scope should address the evidence.

Product decisions. The operator remains responsible for stock suitability. The government's business chilling guidance explains storage and temperature checks; a repaired unit does not establish that previously affected food is safe.

Assessment and preparation

Send the address, room dimensions, product use and photographs from safe accessible areas. Include equipment details and an account of temperature or icing problems, noting when deliveries and frequent access occur.

Agree who moves and protects stock and who approves disruption. For rented premises, establish permission for panel, drainage or electrical changes. Access routes need to accommodate equipment and materials without compromising the property's occupied areas.

Check how people enter and leave the room as part of the scope. The door needs to open from inside and its release needs to be visible with the door closed. Assess whether a trapped-person alarm is appropriate. See HSE cold-store guidance.

How the work proceeds

We agree what the room must do, assess the fault or proposed layout and identify the refrigeration and building work required. The owner or manager approves the scope, access and stock arrangements before delivery.

The work is checked against the agreed brief, with operating information passed to the people using the room. Any further temperature verification or finishing task remains explicit. Work involving F gas needs the qualifications set out in government guidance.

Cost, timing and disruption

Price depends on what needs repair or replacement, the condition of the panels and door, equipment access and associated property work. Matching existing parts can affect whether a repair is practical.

Agree removal of redundant equipment, making good and the person receiving the room afterwards. A proposal for refrigeration equipment alone may not cover a damaged enclosure, drainage correction or the cost of relocating stock.

Sector applications

For retail premises, the room needs to fit the stock and replenishment routine. For managing agents, tenant equipment and property fabric responsibilities must be distinguished. Food and non-food storage have different operating requirements.

The wider service and project range supports all sectors, including retail, FM companies, healthcare, veterinary premises, education, leisure, construction, public and community premises, transport, energy and utilities, residential blocks, social housing and secure estates. Scope follows the function and requirements of the actual property.

Local coverage

We cover Northumberland, Tyne and Wear, County Durham and the Tees Valley, including Berwick-upon-Tweed, Alnwick, Morpeth, Hexham, Newcastle, Gateshead, Sunderland, Durham, Darlington, Hartlepool, Stockton-on-Tees and Middlesbrough. Provide the full property address and access details, including any shared area or delivery restriction that affects the visit.

Frequently asked questions

Can a cold room be selected from floor area alone?

No. Product load, required conditions, turnover, enclosure performance and door use all affect the requirement.

Does an air-temperature display prove food is safe?

No. It is an equipment reading. The food business must apply its own product checks and procedures, including decisions about stock affected by an interruption.

Can a damaged door cause cooling problems?

It can contribute to unwanted heat and moisture entry, but the room and equipment need assessment before deciding the cause and repair.

Does replacing refrigeration include repairing the enclosure?

Only where that work is in the scope. Identify panels, seals, doors and finishes needing attention so the completed package addresses the whole room requirement.
