TMV Servicing and Testing

Unstable outlet temperature, poor flow or an overdue valve record calls for assessment. A change in room use or user vulnerability also matters. Identify the outlet and the circumstances of the complaint instead of assuming the whole hot-water system needs its temperature reduced.

Tell us what needs doing

Explain the desired outcome as well as the immediate symptom. A repair enquiry, a change in building use and a planned renewal need different information and decisions. We use that brief to establish the relevant assessment and the boundaries of the proposed work.

What the work can include

Work covers identifying valves, reviewing installation and manufacturer requirements, servicing accessible components and carrying out the appropriate performance tests. Records identify the valve, outlet, observations, results and any repair or replacement needed. A programme distinguishes completed tests from valves that could not be accessed.

Important system decisions

A TMV blends hot and cold water to control the mixed outlet temperature. It does not replace the building's water-hygiene controls. The valve type and application must suit the assessed scalding risk, and the hot and cold supplies must support correct operation. Mixed outlet readings alone do not establish the condition of upstream distribution.

A temperature spot check is different from a complete service and the relevant functional tests. The instruction must state the required activities, including the manufacturer's test method. A valve that fails the applicable criteria needs a defined action and a decision about use of the affected outlet.

Assessment and preparation

Provide the property address, affected tap or shower and any valve details you hold. Explain whether tenants or vulnerable users rely on the outlet. Arrange access to concealed valves and confirm the owner who can authorise replacement and making good.

How the work proceeds

We agree access to the outlet and valve, assess the installation and complete the instructed service or test. Any additional repair is explained with its effect on use of the outlet. The owner receives results and care information to retain with the property records.

The instruction identifies what is included, the evidence expected at completion and how additional findings are authorised. Records remain connected to the equipment and location so the next person maintaining the system can understand what was done.

Cost, timing and disruption

A concealed valve can require access panels or finish repairs as well as plumbing work. The quotation should distinguish testing, servicing, replacement and reinstatement. Agree tenant access and an alternative facility where the affected outlet must remain unavailable.

Tell us about working hours, occupied areas and any activity that cannot continue during an interruption. Those constraints shape the sequence and access arrangements. Agree the finish, testing and handover requirements alongside the physical work so the quotation describes the complete job.

Property and sector applications

Managing agents need ownership, access and repair authority clearly recorded. Residential blocks need individual properties distinguished from communal systems. Retail and hospitality need disruption coordinated with customers and staff. Homeowners and smaller premises can enquire about individual systems. The full service and project offering supports all sectors, from targeted repairs to wider property improvements.

Local coverage

We cover Northumberland, Tyne and Wear, County Durham and Tees Valley, including Berwick-upon-Tweed, Alnwick, Morpeth, Hexham, Newcastle, Gateshead, Sunderland, Durham, Darlington, Hartlepool, Stockton-on-Tees and Middlesbrough. View all locations.

For remotely managed properties, nominate the person arranging access and confirm the owner approving work. Provide separate system information for each address.

Frequently asked questions

Is a TMV test the same as checking tap temperature?

No. A service and the relevant functional tests assess more than one outlet reading. Define the required work against the valve and its application.

Does fitting a TMV control legionella?

A TMV addresses mixed outlet temperature and scalding risk. The hot and cold water systems still need their own hygiene controls and monitoring.

Do all valves need the same servicing interval?

No single interval suits every valve and setting. Use manufacturer requirements, the application, risk assessment and previous results to establish the programme.

Can the valve be reached behind bathroom finishes?

Access needs assessing before the visit. Agree any opening and reinstatement so the valve can be serviced now and reached for future maintenance.
