A report for the communal parts of a building does not automatically include each unit's electrics. Testing portable appliances is also different from assessing the fixed wiring that supplies them.
What should you arrange before the visit?
Give the inspector earlier reports, certificates, circuit details and records of changes or faults. Explain how the property is used and which equipment must be shut down in a controlled way before power is interrupted.
Agree the following before the visit:
- Which buildings, boards, wiring circuits and rooms will be assessed.
- Who provides entry and approves power interruptions.
- How occupants are notified and locked rooms opened.
- Who receives urgent findings and can authorise action.
- How inaccessible or unfinished parts will be described.
Clear coverage helps you compare prices. A cheap quotation for a limited inspection is not equivalent to a wider assessment needing repeat visits and carefully arranged shutdowns.
How to use the report
Read the conclusion with the listed defects and limitations. Ask what each finding means, how urgent it is and what to do next. Keep immediate safety work separate from planned improvements so it does not disappear into a future project list.
Give each action to someone and keep proof of repairs with the original EICR. If access prevented checks, arrange the further inspection required. Saving the report without dealing with its outstanding items leaves an incomplete property record.
Plan from the recommended next inspection date and the requirements applying to the building. Damage, changed use or alterations still need attention in the meantime.
Frequently asked questions
Is an EICR the same as an installation certificate?
No. An EICR assesses what already exists. Documents for new electrical work record that work and its checks. Keep both so the next inspector can understand alterations made to the property.
Does an EICR include repairs?
Only if separately agreed. Ask how defects will be explained, approved and repaired, and what completion documents you will receive. Do not assume the inspection price covers every repair it identifies.
Will the electricity need to be switched off?
Some inspection and testing needs power interruptions. Agree these beforehand, including how equipment stops and restarts safely and how occupants are informed.
