Air and Ventilation Balancing

Balancing can be needed after installation, changes to ductwork or room layouts, or an investigation into uneven airflow. It can also follow fan or terminal replacement where the existing distribution needs verification.

Before adjusting the system, establish whether it is functioning correctly. Obstructed filters, damaged equipment, control faults or missing design information may need attention first. Balancing cannot compensate for every defect or an unsuitable system design.

What the work can include

The scope can include reviewing design information, inspecting the relevant air paths, measuring flows at agreed points and adjusting suitable controls or dampers. Supply and extract systems are identified separately, with the operating conditions required for the exercise.

Deliverables include locations, target and measured values, settings changed and unresolved limitations. The report should state whether results meet the agreed basis and identify areas needing repair, design review or further access.

Important decisions

Targets or assumptions. Use the relevant design or a competent assessment to establish the required values. Do not create targets simply by averaging existing readings.

Whole system or selected areas. Changes to one branch can affect others. Agree the boundary and the checks needed beyond the room where the original complaint arose.

Assessment and preparation

Send the property layout, affected rooms, symptoms and details of recent work. Provide any installation or commissioning records held by the owner, landlord or original contractor.

Agree access above ceilings and to shared plant, and explain when the premises are occupied. The assessment establishes whether existing targets are usable or whether design input is needed first. The property manager should know which areas outside the initial complaint also need access.

How the work proceeds

We clarify the reported issue, review available records and agree the measurement and adjustment scope. Necessary repairs or missing design input are identified before attempting to balance around a fault.

Work is planned around access to the occupied property and any shared ventilation. Handover explains what was measured, adjusted and left unresolved in usable language, with the report available for the owner or future contractor. Follow-up work has a defined purpose and authority.

Cost, timing and disruption

The number of rooms and measurement points is only part of the price. Ceiling access, missing records, shared plant and the need to correct faults can change the work required.

Agree whether access panels, repairs or design advice are included. Choose a visit window that allows the system to operate in the assessed mode and the necessary areas to be reached. The completed report should explain the actual scope, not imply inaccessible areas were checked.

Frequently asked questions

Can balancing fix a broken fan or blocked filter?

No. Those defects need the appropriate repair or maintenance. Balancing should use a system ready for the agreed assessment.

Can a room's airflow be increased without checking elsewhere?

A change can affect connected branches. The scope should establish the wider measurements needed to understand and verify the adjustment.

What if there are no design airflow values?

The required basis needs to be established by appropriate technical assessment. Existing readings alone do not define what the system should achieve.

Will access be needed outside the room with the complaint?

Often the relevant plant, branches or shared areas also need checking. Agree the access boundary before booking the work so the investigation is not limited to the visible terminal.
