Summer priorities
Plan vegetation, hard-surface cleaning, painting and repairs around occupancy, water use and dry-weather access. Check shading, irrigation and heat-related effects on plant and equipment where they form part of the property plan.
Autumn priorities
Clear and inspect drainage routes, manage leaf fall and review external lighting, paths, roofs and entrances before darker and wetter conditions. Record recurring ponding or blockages for investigation.
Winter priorities
Define inspection and response arrangements for ice, snow, storms and water ingress. Identify priority routes and the person who decides when a temporary restriction is needed. Weather response and permanent repair remain separate tasks.
Build the schedule
List the areas, assets, seasonal trigger, task, access, responsible contact and completion evidence. Adjust the plan from findings rather than repeating ineffective work.
Questions to answer
Does every site need the same seasonal schedule?
No. Exposure, surfaces, trees, drainage, use and local conditions differ. Inspect and plan the actual property.
What should be recorded?
Keep findings, photographs where useful, completed tasks, defects and the next action. Escalate unsafe or worsening conditions rather than waiting for the seasonal visit.
