Arrange an authorised response
Give a callback number and identify someone who can let the contractor in and approve work. Explain known dangers and building rules. Do not try an unfamiliar repair or isolation simply to get ready for the visit.
After the immediate attendance
Ask what has been made safe, what restrictions still apply and which permanent repairs are recommended. Agree who approves those repairs and tells the occupants. The visit may finish with risk controlled while further work remains necessary.
Questions to resolve
What if people are in immediate danger?
Call the emergency services and follow the building’s emergency procedures. Reporting a repair to a property business does not replace emergency rescue.
What should the completion note distinguish?
It should explain what was found, what was done, the present condition, remaining limits on use and the next work needed.
